REPORTS TO:                      Property Manager

 

Position Summary:

Takes lead responsibility on one or more phases of maintenance relating to the completion of work orders, preparation of apartments for occupancy and/or implementation of preventative maintenance programs on communities 300 units or larger. Understands all functions of the Maintenance Supervisor role and can step in to take on additional duties if necessary.

 

Essential Duties and Responsibilities:

  • Inspects and maintains all HVAC systems, furnishes plumbing upkeep inside and outside the buildings, ensures that roofs and gutters are in good condition, maintains all recreational facilities.
  • Assist supervisor with overseeing outside contractors working on the property.
  • Takes responsibility of one or more duties of the supervisor at the direction and approval of the manager in regards to prioritizing service requests while collaborating with teammates to earn trust and build resident satisfaction. Monitoring apartment vacancies daily and initiate the turnover process with painting, cleaning and repairing. Overseeing the scheduling and completion of preventative maintenance quarterly to ensure equipment lasts longer and minimizing costly repairs.
  • Assures that a written explanation of work performed in each unit is left for resident.
  • Ensures that residents are provided with a clean, safe and well-maintained community, ensures that good public relations are maintained between residents and the maintenance staff.
  • At the direction of the Maintenance Supervisor, assist with the operation and maintenance of the pool and pool area to include proper chemical levels as required by local municipalities or other governing bodies, maintenance of pool equipment and furnishings.
  • Completes all work orders within a 24-hour time frame.
  • Adheres to all GPI personnel directives and safety requirements.
  • Assists Property Manager and supervisor in preparing schedules and assigning maintenance personnel for routine maintenance and emergency coverage, shares 24-hour emergency call duties with other maintenance staff, including weekends and holidays.
  • Assist supervisor with managing and training other members of the maintenance team.
  • Learns all aspects of on-site maintenance, implements all aspects of maintenance in preparing apartments for occupancy.
  • Assist supervisor with organizing and maintaining proper inventory levels on all essential supplies, keeps all tools and equipment in good working condition.
  • Maintains a good property appearance by keeping it free of trash and debris, maintains all recreational facilities as assigned.
  • Reports any hazardous, emergency or unusual situations that could possibly be a violation of company policy.
  • Other duties and responsibilities assigned.

 

Knowledge/Critical Skills:

  • High school diploma or equivalent (GED) and at least five years’ experience in this field.
  • Strong knowledge of heat pump, HVAC, plumbing, electrical systems and carpentry.
  • Must have HVAC certification (Type I & II or Universal); must have or be willing to obtain a Certified Pool Operator license.  
  • Pleasing personality and ability to work with and understand the problems and attitudes of residents.
  • Good mechanical skills.
  • Good organizational skills and interest and enthusiasm for the job.
  • Must be detailed and proactive in identifying and resolving opportunities to avoid costly repairs.
  • Clear communicator to residents and teammates to understand the timeline and process for repairs.
