Lead Two of Charlotte's Most Unique Apartment Communities

Not every Property Manager role looks the same.

Grubb Properties is seeking a Property Manager to oversee two boutique apartment communities totaling fewer than 200 homes. Both communities offer a distinctive, walkable, car-free living experience, including one stabilized community and one exciting new micro-apartment lease-up. You'll gain valuable lease-up experience while leading a small on-site team and building meaningful resident relationships in two of Charlotte's most unique communities.

You'll have the opportunity to help launch a new community while leading daily operations at an established one—all within a collaborative team environment.

🔑 What You'll Do
  • Lead daily operations across two boutique apartment communities.
  • Partner with the leasing and maintenance teams to deliver an exceptional resident experience.
  • Oversee marketing, leasing performance, resident retention, budgeting, collections, and financial reporting to achieve occupancy and financial goals.
  • Lead the lease-up of a new furnished micro-apartment community while ensuring continued operational excellence at an established property.
  • Partner with the maintenance team to ensure timely completion of work orders, apartment turns, preventative maintenance, and excellent property appearance.
  • Lead, coach, and develop a small onsite team by providing training, performance feedback, and day-to-day leadership.
  • Build relationships with residents and create welcoming, community-focused living environments.
  • Ensure operational excellence, compliance, safety, and asset preservation.

What We're Looking For
  • High School Diploma/Equivalent required.
  • 2–5 years of residential property management or multifamily housing experience.
  • Previous experience as an Assistant Property Manager ready to step into a Property Manager role or current Property Manager experience.
  • Strong leadership, organizational, and financial skills.
  • Excellent customer service and communication abilities.
  • Proficiency with Yardi and Microsoft Office.
  • Ability to thrive in a fast-paced environment while taking initiative, collaborating with others, and managing multiple priorities.
Preferred Qualifications
  • Bachelor's degree.
  • CAM (Certified Apartment Manager) or CAPS (Certified Apartment Portfolio Supervisor) designation, or interest in obtaining one.

🚶 Physical Requirements
  • Typical office hours are Monday through Friday, 9:00 a.m. to 6:00 p.m. Property management is a customer-facing business, and this leadership role requires flexibility to support the community, residents, and team members during evenings, weekends, and emergencies as business needs arise.
  • On-site role with frequent walking and stair climbing.
  • Must have a valid driver’s license and reliable transportation.
  • Ability to navigate indoor/outdoor property areas.
  • Frequently communicates with residents, team members, vendors, and business partners in person and through phone, email, Microsoft Teams, text messaging, and other electronic communication methods.
  • Frequently operates a computer and other standard office equipment to complete administrative work, prepare reports, and communicate with residents, vendors, and team members.
