Position Summary:
Link Apartments® QPN in Long Island City, NYC is looking for a full-time Residential Building Service Technician to join their team. This position handles all aspects of maintenance, including completing work orders, preparing apartments for occupancy, and carrying out preventative maintenance. You will report to the Property Manager.

Salary Range: $27-$31 per hour, commensurate with experience

This role is subject to prevailing wage requirements as per federal, state, and/or local regulations, with compensation and benefits based on applicable wage determinations.

What will you do in this role:
  1. Inspect and maintain HVAC systems, perform plumbing upkeep inside and outside the buildings, ensure roofs and gutters are in good condition, and maintain recreational facilities.
  2. Assist the Service Manager in turning vacant apartments into ready-to-occupy units, inspecting apartments, and performing painting, cleaning, and prepping for occupancy.
  3. Leave a written explanation of work performed in each unit for residents.
  4. Ensure that the community remains clean, safe, and well-maintained, fostering good relationships with residents.
  5. Assist with pool and pool area maintenance as directed by the Service Manager, including maintaining proper chemical levels and pool equipment.
  6. Complete all work orders within 24 hours.
  7. Follow all safety requirements and company policies.
  8. Participate in 24-hour emergency call duties with the Service Manager/Team.
  9. Learn and implement all aspects of on-site maintenance, including apartment preparation for occupancy.
  10. Keep tools and equipment in good working conditions.
  11. Report any hazardous, emergency, or unusual situations that could violate company policy.
  12. Help with preventative maintenance in all apartment homes when needed.

Our ideal candidate has:
  • 2-5 years of experience in this field.
  • Strong knowledge of HVAC, plumbing, electrical systems, and carpentry.
  • HVAC certification (must have or be willing to obtain a Certified Pool Operator license).
  • A pleasing personality and the ability to understand and work well with residents.
  • Good mechanical and organizational skills, with enthusiasm for the job.

Physical Demands/Environmental Factors:
  • Frequent walking, climbing stairs or ladders, bending, stooping, reaching, using equipment with hands, pulling, and lifting up to 50 lbs.
  • Ability to work evenings and weekends.
  • Works in residential buildings and outdoors.
  • Works under moderate supervision.
