Lead Maintenance Across Two Boutique Charlotte Communities
Are you a hands-on maintenance leader who enjoys solving problems, taking ownership, and seeing the impact of your work? Grubb Properties is seeking a Service Supervisor to lead maintenance operations at Link Apartments® CYKEL and The J. Two boutique Charlotte communities totaling fewer than 200 homes and located just three miles apart.

This isn't your typical large-community maintenance role. You'll lead maintenance across one established community and one new furnished micro-apartment lease-up, working alongside a full-time Service Technician who supports both properties. You'll have the opportunity to help shape maintenance operations at a new community while maintaining the high standards and resident experience of an established property.

This could be a great next step for an experienced Senior Service Technician, Assistant Service Manager, or current Service Supervisor who is ready to take ownership, lead a small team, and make a visible impact.

What You’ll Be Doing:
  • Lead Maintenance Across Two Communities: Oversee day-to-day maintenance operations at Link Apartments® CYKEL and The J, partnering closely with the Property Manager and onsite team.
  • Help Launch a New Community: Support the opening and lease-up of a new furnished micro-apartment community while maintaining high standards at an established property.
  • Keep Everything Running: Troubleshoot and maintain HVAC, plumbing, electrical systems, appliances, building systems, and common areas across both communities.
  • Own Work Orders & Turns: Prioritize service requests, preventative maintenance, inspections, and apartment turns to deliver responsive service and move-in-ready homes.
  • Lead the Maintenance Team: Train and support maintenance team members, coordinate vendors, and ensure work is completed safely and to Grubb Properties standards.
  • Protect the Properties: Maintain strong property appearance, identify maintenance needs early, and help preserve the long-term condition of both communities.
  • Manage the Details: Maintain tools, supplies, inventory, vendor relationships, and maintenance expenses while staying within budget.
  • Be a Resident Hero: Build trust with residents through responsive communication, quality work, and a genuine commitment to their living experience.
  • Lead Safety & Compliance: Ensure maintenance operations meet company safety standards and applicable requirements.
What You Bring:
  • 3–5+ years of hands-on multifamily or residential property maintenance experience.
  • Previous experience leading maintenance operations, projects, vendors, or team members.
  • CFC Type I & II required; Universal preferred.
  • CPO license is preferred
  • Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance.
  • Strong troubleshooting, organizational, leadership, and communication skills.
  • Ability to balance priorities across two nearby communities and take ownership of day-to-day maintenance needs.
  • Yardi and HappyCo experience is a plus.
Physical & Work Requirements:

  • Must be available for evenings/weekends for emergency maintenance
  • Frequent walking, stair climbing, lifting (up to 50 lbs), and use of tools
  • Works in office, residential, and outdoor settings
  • Must have reliable transportation and a valid driver’s license

🎁 Benefits & Perks:

  • Free medical insurance after 90 days for eligible employees
  • Dental, vision, FSA, legal, and credit union plans available
  • Over 3 weeks of PTO in your first year
  • 12 paid holidays + volunteer time off
  • 3% 401(k) contribution by the company after 6 months
